Justin Smith Architects can perform a full architectural service from Stages A-L including building design, technical detailing (construction or working drawings), tender process and construction management. Alternatively, we can offer a partial service on a ‘pay as you go’ basis. Simply commit to each stage in turn to see how the project develops.

Stages A-B Preparation

During stages A-B, we will discuss your requirements and define a project brief. This will be accompanied by surveys of the buildings and/or land. We will also check for any planning restraints/barriers to development, such as flood risks, existing sewers and trees. This is an important stage to carry out. It forms the basis for the ongoing success of the project and although much of the work carried out at this early stage will not be visible to the client, it plays a vital part in the architectural process.

 

 

Stages C-D Design

These stages begin with the creative element of the process. We will discuss with you your aspirations and vision for your finished home and then present you with initial design concepts. Over the following few weeks, we will work with you in developing and fine tuning these so that, by the end of stage D, plans can be drawn up and submitted to your local authority for the statutory eight week planning application process.

Stages E-F Construction

Stages E-F are predominantly technical stages of the architectural process and are usually carried out once planning approval for the project has been achieved. Detailed construction drawings, often referred to as “working drawings”, are drawn up. These include all details, dimensions and specification documents needed for construction. At JSA we set all our buildings out to brickwork dimensions which facilitates the future contractor’s job, making the build process more efficient. The final part of this stage is the submission of these finalised drawings for Building Regulations approval. This Building Regulations application is a legal requirement to ensure that your proposed project meets all standards set out by the government, i.e safety of structure, etc

Stages G-H Tender

This stage is all about finding the right builder for your project. We have built up a good network of contacts and have compiled an approved list of contractors that we work with on a regular basis.

The first step is calling contractors to find out if they express an interest in tendering for the project. If so, then the same technical drawings and specifications for the project are sent to all, ideally 5 contractors in order for them to price for the work involved, including all materials and labour. This process ensures that all tender prices are based on the same information making it easier for you to compare quotes. We will then present and discuss these tenders with you and offer advice if needed in selecting the most suitable contractor for your project.

 

 

Stages J-L Construction & Use

The initial part of stages J-L consists of drawing up a contract between you and your chosen contractor.
Our role as your architect changes upon signing of this contract, we now act as the contract administrator. This means that it our legal duty to ensure that the contract is administered impartially and we are no longer acting on the sole behalf of the client. We will conduct regular inspections of your site throughout the build to make sure that all the work being carried out is in accordance with your contract and all conditions are being adhered to.

 

 

Added Value – Computer Generated Images (CGI’s)

In addition to core services, Justin Smith Architects offers CGI services that give a photorealistic impression of the completed dwelling. These are usually carried out under Stages C-D.

Justin Smith Architects provides certification services for new-build homes. Our service is beneficial to developers/professional builders who build a small number of properties, but who do not meet NHBC certification eligibility.
